Under The Sale of Land Act 1962 (Vic), an Owners Corporation Certificate must accompany the Vendor’s Statement (Section 32) when purchasing and selling a property.

Every Owners Corporation has a Plan of Subdivision, which will detail your “Lot Entitlement” and “Lot Liability” in the total land area. Each owner pays a share of costs to maintain the common area according their lot liability.
